North Albuquerque Acres homes are typically large custom-built homes on larger lots, normally .75 to 1.0 acres. Many of the luxury North Albuquerque Acres homes are not located in the city of Albuquerque, are situated on quiet streets, have a feeling of living in the country, and are a short drive to all the amenities of the city. North Albuquerque Acres has a long history; I have provided a short version below.
North Albuquerque Acres is located north of Bear Canyon Arroyo and extends north to the Sandia Reservation boundary and from Sandia Heights west to Interstate 25. In 1891, the United States Congress gave the Elena Gallegos Grant to the heirs of Diego Montoya and Elena Gallegos. The Elena Gallegos Land Grant extends from the Rio Grande to the crest of the Sandia Mountains. In the 1930s, Norins Realty Company of California acquired 5,700 acres of the Elena Gallegos Land Grant. It platted North Albuquerque Acres into a grid of rectangular, one-acre lots and sold many by mail to individuals throughout the United States.
Typical lots in North Albuquerque Acres are 165 feet wide by 264 feet deep to the road’s center line, and public easements are 60 feet wide. Interior lots are .89 acres, and corner lots are .73 acres after subtracting the road and public easements. The original platting ignored natural topography and drainage patterns, leaving some lots with significant drainage issues or in the 100-year flood zone. Developers have accumulated several contiguous lots and subdivided areas of North Albuquerque Acres into smaller lots and sold them to home builders; the most notable are the subdivisions surrounding La Cueva High School.
Numerous .75-acre and 1.0-acre lots remain undeveloped in North Albuquerque Acres. Most lots have fantastic views of the Sandia Mountains, and a few are adjacent to the Sandia Reservation, where buffalo still roam. If you are interested in buying or selling vacant land or homes in this area, you need someone knowledgeable of North Albuquerque Acres. North Albuquerque Acres West is located east of Interstate 25, south of Tramway Road, West of Ventura, and North of Paseo Del Norte.
