I performed a case study using 2025 Albuquerque home-sale data from the Southwest Multiple Listing Service (SWMLS) and the Greater Albuquerque Association of Realtors. I reviewed 6,649 closed sales and counted each listing-agent or buyer-agent appearance as one transaction side. According to the data from the SWMLS, only 344 recorded agents, teams, brokerages, or groups had at least 10 Albuquerque transaction sides. Compared with approximately 4,300 GAAR members, that represents about 8% of local Realtor membership.

Our Findings

Key case study finding: According to our results, only about 8% of local Realtors were associated with 10 or more Albuquerque home-sale transaction sides in 2025. The percentage of individual Realtors who personally completed 10 or more transactions is likely even lower. Many top-producing records belong to teams, brokerages, or groups whose combined production is reported under one name. In practical terms, the data shows that relatively few Albuquerque Realtors complete 10 or more home-sale sides in a year.

Lessons Learned

Transaction volume provides sellers with a practical way to evaluate an agent’s recent, real-world experience. When interviewing a Realtor, ask how many transactions that individual personally completed during the previous 12 months. When an agent quotes a team total, ask how many team members contributed to that production and who will personally manage your listing. Sales volume is not the only measure of expertise, but consistent transaction activity can demonstrate current Albuquerque market knowledge, negotiation experience, contract-management skills, and the ability to resolve problems before they delay or derail a closing.
