Sandia Mountains in Albuquerque New Mexico

The Tanoan and Keresan tribes first occupied the area before the first Europeans arrived in 1540. In 1706, King Philip of Spain permitted the establishment of a new city on the bank of the Rio Grande. It would be named after the Duke of Albuquerque, who was serving as the viceroy of New Spain at the time.

Today, Albuquerque is a diverse city that seamlessly marries tradition with innovation. As the largest city in New Mexico, it serves as the state’s economic and cultural center, and welcomes over six million visitors each year.

The sunny weather means that residents are always exploring the great outdoors. Because of the city’s outdoor-friendly culture, it ranked first in Livability.com’s “Top 10 Great Places to Ride a Bike” (2011) and third in Men’s Fitness magazine’s “25 Fittest Cities” (2012).

The city is divided into roughly 11 neighborhoods, namely:

Old Town: The city’s famed historic district is home to seven museums and over 100 restaurants, art galleries, and boutique stores.

Downtown: Downtown Albuquerque is the heart of the city’s nightlife scene. It’s also where the hotel district and the Albuquerque Convention Center are located.

Nob Hill: Nob Hill’s eclectic shops, renowned restaurants, and excellent galleries make it one of the city’s trendiest neighborhoods.

Airport Area: Perfect for the jet-set crowd, the Airport District is near Albuquerque Sunport and great hotels.

Midtown: The Midtown district is home to the University of New Mexico, and is conveniently located near Interstates 25 and 40.

Uptown: Coronado Center and ABQ Uptown, two of the city’s biggest shopping centers, are located in Uptown, making it a major business and shopping center.

East Side: Outdoorsy types will love East Side, which sits at the foothills of the majestic Sandia Mountains. Skiing, biking, and hiking are just some of the popular outdoor activities here.

North I-25: The venue for Balloon Fiesta Park and the Anderson-Abruzzo International Balloon Museum, this area is a popular tourist destination.

North Valley: One of the most sought-after neighborhoods, North Valley is located on a lush valley along the Rio Grande. A beloved resort destination, it is home to wineries, spas, and farmers markets.

Westside: Westside is known for its dramatic views of the Petroglyph National Monument and its dormant volcanoes.

South Valley: The neighborhood most associated with Albuquerque’s Hispanic roots, South Valley is where you’ll find the National Hispanic Cultural Center, as well as top-notch New Mexican cuisine.

Real estate in Albuquerque, NM

Sant Fe Pueblo-style homes are built with bricks of tightly compacted earth, clay and straw.

Niche.com classifies Albuquerque as a dense suburban community based on real estate inventory, population density, and proximity to amenities. With 60% of residents owning their homes, the city has an established and tight-knit feel.

Despite Albuquerque’s excellent location, home prices are surprisingly reasonable. A typical property is listed at around $228,000, which is about 13% cheaper than the national average.

Even better, property values have risen by 10% in the last year and will grow another 6.5% in the year ahead. Part of the reason is the growing demand for luxury homes in the area, with sales of properties over $500,000 increasing 86% year-on-year. This development has pushed the overall median sales price to $299,000 in August 2020.

Buyers have a range of property types to choose from as well. Condominiums and townhouses are ideal if you want to live in the heart of downtown Albuquerque. If your growing brood needs more space and privacy, a single-family home is an excellent choice. And if you want a piece of the city’s fast-growing luxury real estate market, there are several high-end properties available. You also have the option of buying an existing property or a new construction, depending on your budget and preferences.

The typical Albuquerque house has three bedrooms and two bathrooms, and measures about 1,500 square feet on average. Spacious front lawns often come standard, as do big bedrooms, modern kitchens, and premium finishes like granite countertops.

To preserve the history and character of the area, most houses are built in the Pueblo Revival style. Inspired by the architecture of the Spanish missions, the Pueblo Revival style usually incorporates features like stuccoed walls, flat roofs, wood beams, and rounded exteriors.

If you’re interested in Albuquerque realty but are worried about the current pandemic, know that top real estate agents now offer open houses and showings. They can also offer crucial advice on how to get the best mortgage deals.

Living in Albuquerque, NM

a man speeds by on his mountain bike in the desert landscape as the sunest hits the horizon.

With its colorful culture, peaceful vibe, and excellent value for money, Albuquerque is truly one of New Mexico’s prime real estate markets. But what is it like to actually live here?

Cost of living

Many new residents are surprised by how far they can stretch their dollar in Albuquerque. According to AreaVibes.com, the city’s overall cost of living is 5% lower than the national average. Essentials such as goods and services, groceries, housing, and utilities are markedly cheaper here. If you want to live the good life without paying a premium for it, you can’t go wrong with Albuquerque.

Weather

There’s a good reason why snowbirds flock to Albuquerque: it’s sunny practically year-round! With over 310 sunny days a year, you can look forward to balmy weather that’s perfect for outdoor activities. For this reason, BestPlaces.net gives the city a 7.8/10 on its Comfort Index. Summers are pleasantly warm at 92℉, while winter temperatures rarely dip below 24℉. The months of September, May, and October offer the best weather, making them the ideal time to house-hunt in the area.

Job market

In 2019, New Mexico registered a job growth rate of 2.4%—a full percentage point higher than the national average. This makes it the sixth most competitive state in the country, tied with Alabama, Arizona, and Texas. The achievement was made possible by a business-friendly environment, smart infrastructure investments, and a strong focus on STEM and healthcare careers. Leisure, hospitality, construction, and professional services were among the top job gainers for the year. There is also news that Netflix will invest $1 billion to expand its Albuquerque studios, generating 1,000 more jobs in the process.

Lifestyle

When you live in Albuquerque, there’s never a shortage of exciting things to enjoy. Whether you’re looking for great food, relaxing activities, or unforgettable experiences, the city has all your bases covered:

Dining, Shopping, and Entertainment in Albuquerque

Albuquerque is a modern dining, shopping and entertainment hotspot. You’ll find amazing eateries offering fast-and-fresh fare, five-star dining experiences and so much more. The city is home to hundreds of stores, boutiques and shops, as well as several great malls, including the Coronado Center, Cottonwood Mall and ABQ Uptown. ABQ has everything you want out of a city, including movie theatres, golf courses and dozens of entertainment venues, as well as ample outdoor space where you can connect with nature and enjoy all the pristine beauty the high desert has to offer.

Shopping

  • Old Town: Albuquerque’s historic district dates back to 1706 and buildings here still sport the Pueblo-style architecture. Today, it’s home to boutique shops where you can purchase everything from rare books, to colorful beadwork, to beautiful art pieces. For the best souvenirs, check out Gertrude Zachary, which sells authentic Native American jewelry.
  • Downtown Growers’ Market: This farmers market has one simple goal: to bring the farm to the city. And it succeeds at this task handily, giving residents access to over 160 local farmers who sell fresh produce, dairy products, pure honey, cut flowers, and more. After your shopping spree, you can unwind at the well-tended lawns while listening to live musical performances.
  • ABQ Uptown: For some upscale shopping, head over to ABQ Uptown, a 220,000 square-foot, open-air mall anchored by shops like Williams Sonoma, J. Crew, Eddie Bauer, and Michael Kors. Many of the restaurants here offer al fresco dining, allowing you to savor both your meal and the city’s great weather.

Food and drink

  • Mary & Tito’s Cafe: Don’t let Mary & Tito’s unassuming interiors fool you—this cafe has won a slew of awards, including a citation from the James Beard Foundation. Its claim to fame is its carne adovada, a dish made of pork braised in a red chile sauce that is used as the stuffing for burritos, empanadas, and enchiladas.
  • Antiquity Restaurant: If it’s fine dining you’re craving, look no further than Antiquity Restaurant. Located in the Old Town district, this nostalgic favorite serves scrumptious fare like chateaubriand, tenderloin au poivre, and grilled lobster tail. The restaurant also has an extensive drinks selection that includes fine wines and local craft beers.
  • Sister Bar: There’s no better way to end your day than with a nightcap at Sister Bar, one of the area’s most famous watering holes. It serves an eclectic mix of cocktails, including the caffeine-infused Irish Coffee and the chic Brut Rosè. There’s also an array of vegan-friendly and gluten-free bites, such as kimchi fries, avocado tacos, and vegetarian burritos.

Transportation

Albuquerque is a bus city through and through, and its excellent ABQ RIDE system is the best and most affordable way to get around. It operates routes in all of the city’s neighborhoods and even has a direct bus route to the airport. Fares start at just $1 a ride, but the $2 to $6 all-day pass gives you the best bang for your buck. Meanwhile, the New Mexico Rail Runner Express links Albuquerque to the cities of Santa Fe and Belen. If you’re driving a car, Interstates 25 and 40 make travel to nearby areas easy. Commutes typically last just 21 minutes, much shorter than the national average of 26 minutes.

Recreation

  • The Canyon Club at Four Hills: Nestled inside a country club is an 18-hole championship course that has hosted several PGA tour events. The fairway is located between the Sandia Mountains and the Rio Grande River, giving players stunning views of both.
  • West Mesa Aquatic Center: With its eight 50-meter lanes, this aquatic center caters to everyone, whether they’re preparing for a swim meet or just looking for a splashing good time. It also has an indoor recreation pool that features a tower water slide.
  • Jerry Cline Tennis Center: Sharpen your groundstrokes at any of Jerry Cline Tennis Center’s 18 tennis courts. The facility also offers tennis classes, and is a popular venue for leagues, tournaments, and drop-in tennis games.
