You may wonder how much money do I need to buy a home in Albuquerque NM?  This should be an easy question to answer but it is not.  You will need enough money for a down payment, closing costs, costs to move, make repairs, and to purchase appliances or furniture.

We will focus here on the down payment and closing costs needed to purchase a home.  Closing costs are customarily split between buyer and sellers.  There is a customary split of closing costs in Albuquerque NM between the seller and buyer. Another very popular mortgage in Albuquerque is the Next Home Mortgage Program.  Home buyers that qualify for this mortgage can purchase a home with 1/2% of the purchase price of the home as their down payment.  Home buyers will need to pay for their own closing costs, unless the seller agrees to pay the home buyers closing costs.  If the seller will pay the home buyers closing costs, home buyers can purchase a home with as little as 1/2% of the purchase price of the home.

Albuquerque home buyers that are veterans may qualify for a Veterans Administration Zero Down Payment Mortgage. Qualifying Veterans can purchase a home for zero down and zero needed up front for closing costs.

Home buyers that qualify for an Federal Housing Administration (FHA) loan can purchase a home with a down payment of 3.5% of the sales price plus closing costs.

Home buyers that qualify for a Conventional Mortgage can purchase a home with a down payment as low as 3% of the sales price plus closing costs.  Conventional loans also come with down payments of 5%, 10%, 15%, 20% of the the sales price as the down payment.

Home buyers will be required to pay mortgage insurance if they pay less than 20% of the purchase price as their down payment.
