Prices for homes have declined due to foreclosures and short sales. Typically short sales and foreclosures some repairs and are great for Albuquerque real estate investors investors.
Cabezon subdivision is a nice neighborhood to find great deals for Albuquerque real estate investors. Homes in Cabezon subdivision are newer homes and many parks, walking trails, and an excellent school district. Cabezon is centrally located in Rio Rancho and close to everything including Intel and the Cottonwood Mall. Presbyterian Hospital has a 96 bed hospital under construction in Rio Rancho within a few miles of the Cabezon subdivision and is scheduled to open in fall of 2011. Several other commercial developments are planned for this area and it is possible all of this growth may increase returns for Albuquerque real estate investors. Cabezon Homes were built from 2004 through 2008 and most of the major home builders have built homes in this subdivision.
Ventana Ranch is a great subdivision for Albuquerque real estate investors to buy investment Albuquerque homes as there are many great deals on homes in this subdivision. Ventana Ranch is located in northwest Albuquerque and is only a few miles from the new Presbyterian Hospital under construction in Rio Rancho. There are several commercial developments planned in the general area and it is possible this growth may increase rents on Albuquerque homes and may increase values of Albuquerque homes in this subdivision. Volcano Vista is a new high school in Ventana Ranch and is very desirable. This area is a newer part of Albuquerque and will experience significant growth in new Albuquerque homes and commercial development when the economy improves. Many of the Albuquerque homes in Ventana Ranch were built after 2004 and all the major home builders have a presence in Ventana Ranch.
Enchanted Hills subdivision is located at the north end of Rio Rancho and is a great location for families that work in Santa Fe but chose to live in Rio Rancho. There is significant growth in northern Rio Rancho and this growth may increase rents on Rio Rancho homes and may increase values of Rio Rancho homes in Enchanted Hills. Cleveland High School is an awesome new school located within a few miles of Enchanted Hills Subdivision. Families are anxious to move into the new Cleveland High School district. Rio Rancho’s new downtown is located a few miles from Enchanted Hills Subdivision. Hewlett Packard, Santa Ana Auditorium, Rio Rancho Administrative Offices, University of New Mexico, and Sprint are a few of the existing employers located near Enchanted Hills Subdivision. University of New Mexico Teaching Hospital and Central New Mexico Community College is a couple of employers with large projects currently under construction in the new Rio Rancho downtown. All of this growth may improve returns for Albuquerque real estate investors.
Northern Meadows Subdivision in northwest Rio Rancho has many of the same qualities as Enchanted Hills. Northern Meadows is located within a few miles of the new Rio Rancho downtown area. There are some unbelievable values on Rio Rancho homes in Northern Meadows with the potential to deliver great returns Albuquerque real estate investors .
The rental market for single family Albuquerque homes and Rio Rancho homes in the right locations is very strong. Albuquerque real estate investors are finding many investment properties will have a positive cash flow and have the potential for long term appreciation.
