Albuquerque home prices have declined due to foreclosures and short sales. Typically these homes will need some repairs and are great for Albuquerque real estate investors because they are priced below current market value.
Albuquerque real estate investors find value on Rio Rancho homes in the Cabezon subdivision. Cabezon is a nice neighborhood to find great deals on Rio Rancho homes. Homes in Cabezon subdivision are newer homes and many parks, walking trails, and an excellent school district. Cabezon is centrally located in Rio Rancho and close to everything including Intel and the Cottonwood Mall. Presbyterian Hospital recently completed a 96 bed hospital a few miles from the Cabezon subdivision. Several other commercial developments are planned for this area. Albuquerque real estate investors recognize this growth may increase rents and home values. Cabezon Homes were built from 2004 through 2008 and most of the major home builders have built homes in this subdivision.
Albuquerque real estate investors find Ventana Ranch is a great subdivision to buy investment properties due to the number of foreclosures and short sales in this subdivision. Ventana Ranch is located in northwest Albuquerque and is only a few miles from the new Presbyterian Hospital in Rio Rancho. Albuquerque real estate investors have several commercial developments planned in the general area. It is possible this growth may increase rents and home prices in the area. Volcano Vista is a new high school in Ventana Ranch and is very desirable. This area is a newer part of Albuquerque and will experience significant growth when the economy improves. Many of the homes in Ventana Ranch were built after 2004 and all the major home builders have a presence there.
Albuquerque real estate investors find great value in the Enchanted Hills subdivision located at the north end of Rio Rancho. Many renters and home owners in this area work in Santa Fe. Rio Rancho’s new downtown is located a few miles from Enchanted Hills Subdivision. Hewlett Packard, Santa Ana Auditorium, Rio Rancho Administrative Offices, University of New Mexico, and Sprint are a few of the existing employers located near Enchanted Hills Subdivision. University of New Mexico Teaching Hospital and Central New Mexico Community College is a couple of employers with large projects currently under construction in the new Rio Rancho downtown. Albuquerque real estate investors recognize the significant growth in northern Rio Rancho may increase rents and home value in Enchanted Hills. Cleveland High School is an awesome new school located within a few miles of Enchanted Hills Subdivision. Families are anxious to move into the new Cleveland High School district.
Albuquerque real estate investors recognize the value of investing in the Northern Meadows Subdivision in northwest Rio Rancho. Northern Meadows has many of the same qualities as Enchanted Hills. Northern Meadows is located within a few miles of the new Rio Rancho downtown area.
