You may wonder how long does it take to buy a home in Albuquerque?  This question is not quite as easy to answer as you would think.  The first step in the home buying process to meet with a lender and get pre-qualified or pre-pproved for a mortgage.  You can get pre-qualified in a few days if you have good credit.  You can skip this step if you are a cash buyer.

Find an Experienced Realtor

The next step in the home buying process is to find a great real estate agent to help you purchase a home.  Find a real estate agent that you trust and can work with.  Also find a real estate agent that sells a lot of homes.  This experience will help you avoid the pitfalls of buying a home.

Find the Right House

The next step is to find a home that fits your needs and goals.  This process make take a few days, a few weeks, or in some cases many months.  This step in the process is dependent on the inventory in the market and your ability to make a decision.

Make an Offer

The next step in the process is to make an offer on the home that meets your real estate goals.  The negotiation stage of the process may take a few days to a week or so.  This depends on the real estate market and your strategy. Call us at 505 401-7500 and we will share our strategy with you.

Successful Negotiations

Let’s assume that you are successful in your negotiations and you have your dream home under contract.  You can expect to move into your new home within 30 to 45 days if you are purchasing your home with a mortgage.  This duration will depend on the type of mortgage and the experience of your lender.  I have experienced a poor lender take as much as 90 days to get the loan approved.  In most cases, the approval of the loan takes longer than any other steps in the home buying process.

Cash Buyers

If you are a cash buyer, your closing time line will depend on whether your new home has a home owners association (HOA) and if you are getting inspections on the home.  With no HOA and no inspections, you can close a deal within a few days.  If there is an HOA and or your are having inspections on the home, you should plan on closing a minimum of 21 days after your have an agreed upon contract.
